Appraisal and property condition by loan program

Most appraisal surprises are condition issues that could have been fixed before the appraiser arrived. Here's what each program looks for.

Appraisal-ready checklist for listings

  • All utilities on and working for the appraisal (water, power, gas, heat)
  • Access to the attic and crawl space, with nothing blocking the hatch
  • No chipping or peeling paint on homes built before 1978, inside or out
  • Roof free of active leaks, missing shingles and heavy moss
  • Handrails on steep or open stairways; no exposed wiring
  • Working smoke and carbon monoxide detectors where required
  • Water heater strapped and with a relief valve and discharge pipe
  • No standing water or active leaks in basement or crawl space
  • Broken windows and doors repaired
  • List of upgrades with dates and costs ready for the appraiser
  • Recent comparable sales you'd want considered

When the house needs work

  • Renovation loans: FHA 203(k), including Limited 203(k) for up to $75,000 in repairs, and Fannie Mae HomeStyle roll repair costs into the loan.
  • Seller repairs before closing: often the simplest fix for "subject to" items.
  • Escrow holdbacks: some lenders allow certain repairs to be finished after closing, such as exterior paint in winter.
  • Switch programs: a home that's hard for FHA may work conventional, or with a different lender's guidelines.

If the appraisal comes in low

  • Send me better comparable sales; I can submit a reconsideration of value with the lender.
  • Renegotiate price, or the buyer covers the gap with cash.
  • Ask early whether a different program or a larger down payment changes the math.

What's the difference between a HouseCanary and an AirDNA report?

HouseCanary estimates a property's market value with comparable sales. AirDNA estimates short-term rental performance: revenue, occupancy and nightly rates. Both are estimates, not appraisals or guarantees.
